Hi Kevin & Marybeth;

Attached is a draft of the agreement to purchase Joe Pierce's house in Powersite. 

Draft.  Repeat, draft.

I am delivering copies of this to Peter and Joe tomorrow morning.  Peter may want to talk it over with Marybeth, so you should both read this before he calls.  Joe will want to have his lawyer look at it, too, before he signs it.

This is basically "boilerplate" contract language that I have copied from (a) a standard form I purchased at Staples and )b) the contract that was used when we purchased our house.

I had to take parts from each because the Staples document favored the seller (and transferred risk to the buyer), while our contract was from a real estate agent, and thus was mostly designed to protect the realtors.

When I spoke to Joe and arranged to deliver his copy, I told him that this is essentially a "full price, as is" offer, with contingencies related to your sales in DHS, plus making him (the seller) responsible for any corrections required by the mortgage lender.

In other words, if Peter and Joe's lawyer are okay with this, it should end up looking pretty much like this draft document.

Please check it carefully, anyway,  If anything bothers you, let's change it.
